Cash-Out Refinance to Buy Before Selling
Customer was looking to purchase a new home but needed to buy before they sold. We used alternative income methods and paired it with a loan program that allowed for a higher DTI threshold. Pairing these together allowed the borrowers to purchase a new home and move before selling their departure home.
1031 Exchange with Irrevocable Trust
There are very few lenders that will close a loan in an irrevocable trust. We were able to pair the borrower with the right lender, iron out all of the legal details with the trust requirements AND the 1031 requirements. This allowed them to shift assets in their investment portfolio to a more equitable investment property while maintaining asset protections provided by the trust and take advantage of the tax benefits with a 1031 exchange.
Hard to Qualify VA and FHA
Not all borrowers have a perfect credit history and or the normal assets needed to purchase a home. We have worked with numerous clients with credit in the mid to low 500's get their credit score where it needs to be. We have also worked with realtors and down payment assistance programs to get customers into home's with less than $1000 in their bank account.
